Where Design Thinking Meets Responsible Development

Line + Place exists at the intersection of the creative discipline of design and the practical demands of land development. We believe that better design leads to better neighborhoods, ones that stand the test of time and strengthen the communities around them. 

With a background spanning architecture, planning, and residential land development across both public and private sectors, we understand that thoughtful design and disciplined execution aren’t opposing forces, instead they are the foundation for places that endure.

After more than ten years of working within architecture studios, publicly traded homebuilding companies, and institutional development firms, founder and principal Morgan Rushnell recognized a persistent gap between what communities wanted and what large-scale development models could deliver. Neighborhoods were becoming bigger, but not better; efficient, but not enduring. Line and Place was created to find a better balance: small-scale, design-forward pocket neighborhoods that are walkable, vibrant, and deeply connected to their context.

Our goal is simple: to create human-scaled communities where design drives belonging, where residents feel connected by proximity and place, and where every project becomes part of a larger story of stewardship.
